California self-storage projects, from coastal infill in Marin and the Bay Area to corridor sites in the Central Valley, turn on a precise supply and demand picture inside a tight radius. Studies analyze competitive square footage per capita, unit mix, rent benchmarks, climate-controlled premium, and absorption against documented household and small-business demand.
FEASIBILITY TRIGGER
Self-storage is special-purpose under the SOP; studies analyze supply within a three to five mile radius, demand drivers, absorption, and rent benchmarks.
SBA 7(a) and 504 lenders funded 207 self-storage projects across California between FY2010 and FY2026, moving $321.5 million in approved capital at an average ticket of $1.6 million. That volume places California at #2 of 38 states measured for self-storage SBA activity, or 9.1% of national self-storage dollars. The 7(a) program carried 54.6% of the loan count, with 504 taking the balance, and 13 approvals have hit the pipeline since FY2024.

Among the 177 seasoned loans in this segment (approvals FY2010–FY2021), 0.6% reached adverse resolution — purchased, liquidated, or charged off. The national benchmark for self-storage is 1.1%, against 7.3% across all industries. That performance runs below the national benchmark for this asset class, a credit-positive signal for lenders.

A 0.6% adverse-resolution rate below the national self-storage benchmark of 1.1% supports the credit story for well-underwritten California projects in this class. Across 207 SBA loans averaging $1.6 million, that track record does not eliminate the need for a third-party feasibility study, but it means a rigorous study reinforces rather than defends the projections.
Every California self-storage project we underwrite follows the same lender ready process: independent market analysis, site and technical review, and financial projections tested against SBA SOP 50 10 8 standards. Our SBA feasibility study consultants guide explains scope, timing, deliverables, and what lenders and CDCs expect in the report.
California projects most often pencil under SBA 504 because the 50/40/10 structure delivers up to 90 percent financing on owner-occupied real estate at a fixed debenture rate, which is decisive where California land and improvement costs run high. SBA 7(a) covers acquisitions, working capital, and equipment, and from July 4, 2026 eligible borrowers can combine 7(a) and 504 for up to $10 million in total program credit.
Live Oak Bank runs a dedicated national self-storage lending vertical, and coastal California submarkets reward the granular saturation analysis the SOP expects.
