Event venues across California span wine-country estates, urban industrial conversions, and hospitality-adjacent properties. Studies for these deals build the projection from booking pace, seasonality, average event spend, and ancillary revenue, then test coverage against a realistic ramp curve.
FEASIBILITY TRIGGER
Venue projects are underwritten on projections, booking pace, and seasonality, which is precisely the analysis the SOP expects an independent study to carry.
SBA 7(a) and 504 lenders funded 736 event venue projects across California between FY2010 and FY2026, moving $282.2 million in approved capital at an average ticket of $383,000. That volume places California at #1 of 38 states measured for event venue SBA activity, or 14.5% of national event venue dollars. The 7(a) program carried 87.0% of the loan count, with 504 taking the balance, and 170 approvals have hit the pipeline since FY2024.

We do not publish a state-level adverse-resolution rate for this segment: no NAICS code isolates event venues, so we rely on the national event-services segment (NAICS 812990 proxy pool). Nationally, seasoned event venue loans (approvals FY2010–FY2021) show an adverse-resolution rate of 8.3%, against 7.3% across all industries.

Event venues sit outside a clean NAICS code, so lenders lean harder on documented booking pace, seasonality, and average event spend inside the feasibility study. At a national proxy adverse-resolution rate of 8.3% against 7.3% across all industries, credit committees treat this class as a projection-driven decision, and a rigorous third-party study is the report that carries the credit conversation. California's 736 loans at an average of $383,000 sit inside that same national frame.

Every California event venues project we underwrite follows the same lender ready process: independent market analysis, site and technical review, and financial projections tested against SBA SOP 50 10 8 standards. Our SBA feasibility study consultants guide explains scope, timing, deliverables, and what lenders and CDCs expect in the report.
California projects most often pencil under SBA 504 because the 50/40/10 structure delivers up to 90 percent financing on owner-occupied real estate at a fixed debenture rate, which is decisive where California land and improvement costs run high. SBA 7(a) covers acquisitions, working capital, and equipment, and from July 4, 2026 eligible borrowers can combine 7(a) and 504 for up to $10 million in total program credit.
California's wine-country, coastal, and urban venue markets concentrate event demand across distinct segments, and lender packages turn on a credible booking and seasonality model.
